The Siennicka 29 development is a new residential proposal in Warsaw’s Grochów area, whose form fits perfectly into the intimate character of this part of Praga-Południe. This unique and dynamically changing part of Warsaw with its numerous historic buildings, used in accordance with the modern rhythm of the city, architecturally refers to industrial and commercial traditions.
Based on a simple plan, the building with two wings and an internal courtyard will constitute a modern residential quarter, co-creating a representative frontage of Drwęcka Street and Siennicka Street. The facade will be partially made of light clinker brick and partially finished with smooth plaster in white and dark grey.
The 18.60m high building will have 49 flats located on six floors, varying from one- to four-room flats with areas ranging from 33m2 to 81m2. All will have balconies of up to 12 m2, terraces of up to 26 m2 or tenant gardens. The entrance to the building has been conveniently designed from pavement level without steps. The practical staircase layout of the building with a lift that will serve all floors will make it easier for future residents to function comfortably. A garage with 48 parking spaces is planned for the underground storey, 34 of which will be on independent platforms, 14 on the floor and one for the disabled at ground level. The garage will also include bicycle parking spaces.
Syrena Invest supports solutions favourable to caring for natural resources, which is why the project’s design includes the construction of a rainwater harvesting tank that will be used to water the green common areas. Furthermore, in order to maximise the use of space for the arrangement of green zones, on the ceiling of the underground garage will be created a green roof. In addition, pots with decorative plants and bicycle racks will be placed within the entrance area of the property to encourage sports activities.
The building will also be equipped with a photovoltaic installation to reduce energy costs, as well as to fit in with the direction of decarbonisation and obtaining energy from renewable sources.
The residents of Siennicka 29will be able to benefit from an extensive transport infrastructure, including train connections to the Warszawa Grochów or the Warszawa Wschodnia railway station, as well as the underground, whose closest station, Stadion Narodowy, provides access to the fastest transport in the city. In addition, the dynamic traffic artery of Grochowska Street offers a multitude of tram and bus connections, allowing for convenient travel throughout the capital. Crucially, a new bus stop will be built right next to the building.
The investment’s location provides residents with the amenities necessary for a comfortable life. Popular chain shops, a school and a kindergarten are located nearby.
An unquestionable advantage of the Siennicka 29 development is its proximity to the Ignacy Jan Paderewski Skaryszewski Park. It has the status of a historic English-style landscape park and is an example of an urban park that is a biodiversity hotspot, where 280 species of trees and shrubs can be admired. Interestingly, the area was awarded the title of Most Beautiful Park in Poland in 2009, as well as third place in the Most Beautiful Park in Europe competition. Park Skaryszewski is one of the largest enclaves of greenery in Warsaw, which on the southern side is delimited by the shoreline of Jeziorko Kamionkowskie. Smaller parks or squares, such as the Józef Poliński Park or the Praga Armii Krajowej District Park, will also be in the vicinity of the new development.
Praga-Południe is a district with character, which intrigues and attracts. An unusual attraction located in the Kamionek housing estate, the artistic part of the district, is the Neon Museum, the first in Poland and one of the few in the world to have a collection of around 100 neon signs from all over the country. Also of interest is the Soho Art Centre on the site of the former opticians’ factory, a popular venue for cultural events and exhibitions by well-known artists. Other intriguing landmarks on the map include an unusual mural on a tenement at 23 Bliska Street, depicting a bird and a snake, by Chinese-born artist DALeast, whose favourite motif is animal figures in motion.
The Theatre Powszechny of Zygmunt Hübner is also located nearby, from where it is only a few steps to the National Stadium, where sporting events and concerts are periodically held. Soon, music lovers will also be able to go to the Sinfonia Varsovia Centre, a unique, multifunctional venue that is sure to attract Warsaw residents and visitors with interesting musical events.
The post-industrial buildings of this part of Praga-Południe intrigue with the atmosphere of old Warsaw and the interesting history of industrial plants. At the beginning of the 20th century, it was home to the Borkowski Brothers Electrotechnical Plant founded by brothers Edward, Jan and Ferdinand Borkowski, the J. B. Petsch Brothers Telephone and Telegraph Equipment Factory, and the Perun Welding Equipment Factory, which was the result of a merger between the French company L’air Liqide and the Perun Joint-Stock Society of St. Petersburg Oxygen and Apparatus Factories. The manufacturing climate of the district is complemented by the famous Wedel Works, which has been operating on Zamoyskiego Street since 1931. Today, in the Wedel Chocolate Pump Room, located in the tollhouse designed by Jakub Kubicki, the only one surviving on the right bank of the Vistula, you can soak in the taste of chocolate and the unique atmosphere of Warsaw at the time. It is worth knowing that the classicist tollhouse pavilions on today’s Zamoyskiego Street were erected in 1823, simultaneously with the completion of the Trakt Brzeski (today’s Grochowska Street), the road connecting Warsaw with Terespol. It was the first paved road, 198 km in length, constructed in three years using technology specialised at the time in the Kingdom of Poland.
The surroundings of the latest investment originating from the post-industrial character of Grochów are subject to constant changes and development, which make them more and more interesting. Therefore, the Siennicka 29 investment, the pre-sale and construction of which will start in the fourth quarter of this year, is a good proposal for people who appreciate unconventional places with atmosphere and soul, as well as the comfort of living in a convenient location. Completion of construction is scheduled for the fourth quarter of 2026.
